Streets Come Alive
A mixed-use development in Hackney combining ground-floor retail with sixty residential units and office space above. The design uses brick arches and recessed shopfronts to create rhythm along the street.
Upper floors feature alternating balconies that break down the building's mass while providing private outdoor space. A rooftop terrace serves office tenants. Underground parking accommodates residents and commercial users.

THRIVING DISTRICT
The project transformed a formerly industrial area into a thriving mixed-use district. Retail spaces filled rapidly, attracting both local businesses and international brands. The hotel operates at high occupancy and has become a destination for architecture tourists.
Brick detailing creates visual continuity with surrounding historic buildings while clearly expressing contemporary construction. The material performs exceptionally well in Rotterdam's maritime climate, requiring minimal maintenance and aging beautifully.
